PRELIMINARY DESIGN
LOCATION
The building is designed as a free-standing (basement only) object, at the building site. The object shall be constructed in accordance with the Location permit, taking into account the favorable orientation with respect to functional solution.
ARCHITECTURAL SOLUTION:
Upon the request of the investor and in accordance with the Location permit, the project envisages the construction of a residential/leisure object, dimensions of which are 9,5x7m, comprised of the following facilities:
GROUND FLOOR
ATTIC
BUILDING LOT: 9341 m2
All rooms are designed in accordance with the functional and spatial requirements of future users. Adequate connecting passages provide communication between the rooms, thus forming a compact unit
CONSTRUCTION:
The building is designed with massive structural walls of hollow clay blocks (bricks), 20 cm in thickness, using lime mortar 1:3:9. The walls are additionally secured with reinforced concrete columns and seismic ring beam, for appropriate seismic security, thereby achieving seismic and static stability of the structure.
The project envisages strip foundations, or single foundations (depending on the adopted construction system), made of reinforced concrete, dimensions of which are MB20, in accordance with the static analysis, with reinforced concrete cerclage serving as horizontal stiffeners.
The roof structure is of wood, covered with tiles.
The ceiling of the ground floor is of fert beams.
EXTERIOR
The walls are covered with stone skirting panels (d = 4 cm), whereas the ground floor walls and attic are covered with wooden boards.
Driveway, paths and sidewalks around the facilities shall be made of compacted concrete. All window sills, ledges, chamfers eaves ... are coated with zinc d = 0.55 mm.
The building is clad with shingles (tiles), at the investors’ discretion.
INTERIOR
All internal walls are plastered using lime mortar and JUPOL paint, except where it is indicated by the project.
The project envisages hardwood flooring or tiles in all residential areas, depending on the application area.
